Additional Property Attributes

The Site is developed with a two-story, approximately 55,207-square foot commercial building with full basement constructed in 1920. The Site is currently occupied by Demi Mart, which operates as a resale shop and according to the current owner; he has occupied the Site for at least the past 12 years. There was also evidence that the basement was currently being used for vehicle maintenance, as there are multiple vehicles and shop tools.

During Site reconnaissance, MSG identified heavy staining on the floor of the garage (north end), pools of oil on the first floor, and a pool of unknown apparent corrosive liquid on the second floor. Additionally, there are multiple containers of unknown liquids, corrosives, solvents, thinners, and oil-based paint throughout the building, but primarily located in the basement.

MSG did not observe ASTs on the Site nor have any been reported by any government agencies or by the Site contact.
BUSTR has no records of any USTs ever being located at the Site and none were reported by the Site contact or any other government agencies. However, the 1936 Sanborn map depicts a gas UST within the ROW of Lagrange Street along the west side of the Site building. The Site contact also indicated that there was a cistern located in the garage area. During the Site reconnaissance, MSG identified a square-shaped floor drain assumed to be the reported cistern; however, the drain was full of water and could not be inspected to confirm it was indeed a cistern.

Analytical results of the Phase II ESA indicate that a potential orphan underground storage tank (UST) is located along the western side of the Site building, soil sampled along the western Site boundary is not impacted with petroleum constituents, and detected volatile organic compounds (VOCs) in sub-slab vapor beneath the Site building may pose a risk to indoor air via the vapor intrusion pathway.
