Additional Property Attributes

The Property consists of 0.12 acres of land, identified by Spokane County as parcel #35173.1209, and developed with a 1-story, 2,108 square-foot, masonry garage constructed in 1946 with five rollup doors and one rolling side door. The driveway is asphalt paved and the remainder of the Property is gravel covered and fenced along with the exterior portion of the east adjacent site (411 East Sprague Avenue). The Property is vacant. Based on the available permit records and historical information sources, the documented first use of the Property was two residences fronting North Grant Street in 1891. A third residence occupied the Property from at least 1902-1937. By 1946, the three residences were removed and replaced with the present-day garage. From at least 1950-1980 according to available Sanborn maps, the garage was labeled 'trucks and iron rack.' According to the Property's owner, the garage was used for vehicle parking by Trudeau's Marine from approximately 2010-2012 and then a limousine rental company from approximately 2012-2015. Since that time, the garage has been used periodically by the owners of the Property for vehicle parking.
