Additional Property Attributes

The 2.06-acre Property is comprised of tax lot #162-29-201-002 and is improved with two buildings. According to Clark County Real Property Records, the larger of the two buildings (south building) was constructed in 1981 and is approximately 35,742 square feet. The building was expanded in 1985 with an addition to the north end of the structure. A second building (north building) comprising 8,759 square feet was constructed in 1985 at the northeast portion of the Property. At the time of the Property visit, the Property was occupied by CB Display International and Botanic Beauty Products. CB Display International is a trade show contractor providing services for exhibits and events worldwide. The CB Display International portions of the Property building were observed to be used for office space, storage of show/exhibit equipment, fabrication areas with a table saw, circular saws and other hand tools. Botanic Beauty Products is cosmetic manufacturer. Property operations were observed to included storage areas for shampoo, body wash, lotion, a product filling room, a box room, lunch room and a research and development laboratory and offices. Areas surrounding the Property buildings were paved with asphalt and landscaped areas were observed along the north and west Property boundaries. The land use is currently is designated as 50.240 - Light Manufacturing Storage Facilities with the land use designated as Commercial Tourist. Surrounding sites are a mix of commercial and light manufacturing. This assessment has revealed no evidence of recognized environmental conditions
(RECs) in connection with the Property. No further investigation appears to be warranted at this time.
