Additional Property Attributes

Available historical documents list the subject property as a commercial newspaper with associated printing operations in 1910, 1917, 1927, 1948, 1956, 1961, 1965, 1969, 1973, 1978, and 1983. It later operated as a mixed use structure with a bar/lounge on the 1st floor and apartments on the 2nd floor. It is currently vacant and used for storage. Phase II ESA investigation identified the following: * Soil: One (1) TEH detected in soil below the applicable Statewide Standard (SWS). * Groundwater: Groundwater was not encountered during the completion of this assessment. * Soil Vapor and Vapor Intrusion: Twenty-nine (29) compounds detected in soil vapor. Seven (7) compounds were not detected above laboratory Method Detection Limit (MDL) but the MDL exceeds a EPA RSL. Soil vapor results for thirty-one (31) compounds were evaluated using the Johnson Ettinger Vapor Intrusion Model for Forward Calculation of Indoor Air Concentration to evaluate the resulting indoor air concentration. Five (5) compounds are not available in the Johnson & Ettinger Vapor Model and as such were not included in the calculation; these five compounds did not include a detection above an applicable EPA RSL. The modeled results for the highest indoor air result for a basement structure did not exceed an EPA RSL. The calculated results for this media indicate that vapor intrusion alone does not pose a risk on this site. * Cumulative Risk Evaluation: Calculated cancer and non-cancer risks for accessible pathways for site residents, site workers, and construction workers are summarized below. Currently the subject property contains a vacant mixed use (residential and commercial) structure with a basement. Redevelopment of the subject property includes using the existing structure. Findings of this report does not identify elevated concentrations or unacceptable risk at the subject property. ACM or LBP surveys were not conducted due to insufficient grant funds; however, both are likely present due to the age of the structure. Phase II ESA did not identify any contaminants exceeding statewide standards.
