Additional Property Attributes

The Property consists of 0.39 acres of land identified by El Paso County as parcel number 300007, which is developed with two structures-a 1-story, 3,680 square-foot building constructed in 1975 with a 1983 addition (the "north Property building") and a 1-story, 2,800 square-foot building constructed in 1984 (the "south Property building"). The Property was unoccupied at the time of the site visit, and the last tenant of the Property was Class Body Shop, an autobody shop. The north Property building was observed being used for storage; it contained a large number of items reportedly salvaged from a nearby hotel, including doors, furniture, lamps, hotel air conditioning units, and miscellaneous pieces of wood. The building contained restrooms and a roll-up door on the southeastern area of the building. The south Property building was observed to contain miscellaneous automobile parts, furniture, storage of assorted pieces of lumber, automotive painting chemicals, trash, and other items left behind by the autobody shop. The building contained a lobby area, office, restrooms, and garage with a paint room and roll up door at the northwest area of the building. An awning was attached to the northeast exterior of the building. El Paso County acquired the Property on November 19, 2020 through a court settlement.
