Additional Property Attributes

The Property consists of 0.39 acres of land identified by El Paso County as parcel number 405986, which is developed with an 1,800 square-foot building constructed in 1975. El Paso County acquired the Property on November 19, 2020 through a court settlement. The Property was unoccupied at the time of the site visit. According to a sign on the Property, the last tenant was Sunset Auto, a used automobile dealership. The structure includes offices, garage, and restrooms located on the north portion of the parcel and a shade canopy (an open sided structure) was located along the east portion of the parcel. The remainder of the Property was paved with asphalt. The north and west sides of the Property were bordered by a stone wall, with the south and west portions of the Property bounded by a chain link fence. One vehicle access gate fronted Alameda Avenue to the south and two gates fronted Corbin Place to the west of the Property.

According to historical sources, the Property was developed with a structure in 1941 and by a second by 1948. Between 1952 and 1970 the Property is listed in city directories as the Dennis Courts Motel. In 1975, the Property was redeveloped with the existing structure. By 1996 two long rectangular structures were constructed along the west and east Property boundaries, with the western structure removed by 1996. Between 1980 and 2017, city directories indicate the Property was occupied by US Rental Maintenance Shop in 1980, car sales in 1985, vacant in 1990, storage in 1995, and Sunset Motors in 2017.
