Additional Property Attributes

The Property consists of one 0.88-acre tax parcel identified by El Paso County as parcel number 118177. El Paso County took ownership of the Property on November 19, 2020 through a court settlement. The Property is roughly rectangular in shape, with a triangular shaped area of the Property extending 100 feet from the northwest corner of the Property above the west adjoining site to Corbin Place and described in greater detail below. The eastern 1/3 of the Property is improved with a 11,248 square-foot building constructed in 1948. The remainder of the Property contains an asphalt surface for vehicle parking. El Paso County was observed to use a portion of the parking lot for the storage of walk-in coolers. The south boundary of the Property is bounded by a low stone wall topped with a wrought iron fence in addition to three gates for vehicular access. The Property is bordered to the west by a stone wall that wraps around the north edge of the parking surface. On the north side of the stone wall and located within the Property boundary is a historical irrigation ditch easement approximate 5 feet wide that extends approximately 100 feet to the west toward Corbin Place where it continues north off-Property for ~950 feet to the Franklin Canal. The historical irrigation ditch does not appear to be in use. The last occupant of the Property was Naked Harem Strip Club in approximately 2010.

According to historical sources reviewed during this Phase I ESA, the first documented development of the Property was in 1948 when the Valley Theater was constructed. The theater operated under various names until 1973 when it was used as an adult movie theater through 1985. From 1985 until 2006, the former theater was operated as Naked Harem Strip Club. Between approximately 1952 and 1965, a small building containing a real estate office was located at the southwest corner of the Property.
