Additional Property Attributes

The Subject Property includes a 3,782 square-foot mixed use building constructed in 1946. The building includes a redemption center for redeemable containers on the first floor with a residential apartment on the second floor. The northern portion of the first floor includes an office space and storage room, the central portion is used for sorting recyclable materials and the southern portion is a garage bay used as a loading area. The building is constructed slab on grade with a partial basement in the northern portion of the building. The electrical service enters the Subject Property building from the south and overhead wires and a pole mounted transformer were observed on the southwest corner of the parcel. The pole mounted transformer was not labelled with a non-polychlorinated biphenyl (PCB) containing sticker.

The Subject Property was first developed for residential use in the late 1800s. Hartford Oil Company, Inc. purchased the Subject Property in 1960 and developed the property as a gasoline service station. Hartford Oil Company owned the Subject Property until 1987. The Subject Property was operated as Ingalls & Kangas Atlantic, a gasoline service station and automotive repair facility, from 1969 through 1972. Three 1,000-gallon gasoline underground storage tanks (USTs) were removed from the Subject Property during property transaction in 1987 with Springfield Redemption Center, Inc. The Subject Property was redeveloped as a redemption center for recyclable materials in 1987 and has been used as a redemption center, a video rental store, deli, pool store, a beauty salon, and a location for church group meetings.
