Additional Property Attributes

The Subject Property is located approximately 200 feet north of the intersection of North Queen Street and North Street. 323 North Queen Street is noted as Parcel ID Number 4525-33-6763 while 317 and 321 North Queen Street is noted as Parcel ID Number 4525-33-6669.The Subject Property is developed with three commercial structures historically used for retail purposes. Land use at the Subject Property has been confirmed by Sanborn fire insurance maps back to 1885, when the Subject Property appears to have been developed with a multi-family residential structure and one vacant structure. The Subject Property appears to have been developed with multi-family residential structures or as a hotel from 1885 through 1901 according to the Sanborn fire insurance maps. The Subject Property appears to have been developed with various retail establishments from 1908 through present day according to the Sanborn fire insurance maps and city directories. The 1956 through 2016 aerial photographs depict the site as developed with three buildings including a tire service center, reflecting present day conditions. At the time of Phase I Assessment, 323 North Queen Street was owned by Westmont, LLC and 317/321 North Queen Street was owned by Hibilon LLC. The Property has since been purchased by Queens Jewel Box, LLC.

Phase II sampling detected several constituents above method detection limits, but below applicable regulatory standards. Constituents detected in soil below regulatory standards and/or estimated values: fluoranthene, acetone, methylene chloride, arsenic, barium, cadmium, chromium, lead, mercury, hexavalent chromium. Constituents detected in groundwater below regulatory standards and/or estimated values: acetone, barium, chromium, lead. Constituents detected in soil gas below regulatory standards and/or estimated values: 1,1,1-trichloroethane, 1,2,4-trimethylbenzene, 1,3,5-trimethylbenzene, 1,3-dichlorobenzene, 1,4-dioxane, MEK, MBK, 4-ethyltoluene, MIBK, acetone, benzene, carbon disulfide, chloroform, Freon 12, ethylbenzene, heptane, hexane, isopropanol, xylenes, methylene chloride, naphthalene, styrene, tetrachloroethylene, tetrahydrofuran, toluene, Freon 11.

An Asbestos and Lead-based Paint survey was conducted May 2023 which identified several sources of non-friable asbestos containing materials and lead-based paints. Future use of the Subject Property is not known at this time.
