Additional Property Attributes

The Subject Property consists of approximately 0.24 acres and is developed with a 1,500 square foot commercial structure which has historically operated as a gasoline filling station. Land use at the Subject Property has been confirmed by historical fire insurance maps back to 1885 when the Subject Property appears to be developed for residential use. The Subject Property appears to be developed for residential use from 1885 through 1930. The 1948 fire insurance maps depict the Subject Property occupied by a gasoline filling station. Historical aerial photographs seem to indicate the original filling station was razed and another was constructed in approximately 1964. According to city directories, a Traveler's Service Station occupied the Subject Property from 1964 through 1983, and the structure is still present today. According to city directories, the property was occupied by Real Deal Tires from 1995 through 2017 and the site has been vacant for the last several years. Since August 2020 the site has been owned by Kinston Neuse Holdings, LLC. Prior to that the site was owned by Eloise C. Beech Properties, LLC.

Phase II Assessment detected VOCs, SVOCs, and PCBs in soil samples below applicable regulatory standards; VOcs, SVOCs, and Metals were detected in groundwater samples below applicable regulatory standards; and VOCs were detected in sub-slab soil gas samples below applicable regulatory standards. PCE was detected in groundwater above NCGQS and in sub-slab soil gas above residential soil gas screening level. Soil gas to indoor air vapor intrusion risk calculation exceeded residential hazard index, did not exceed non-residential. Acceptable risk for current commercial business (non-residential). If property redeveloped in the future, additional assessment may be necessary depending on intended use.

The property owner, Kinston Neuse Holdings, LLC, has repaired and renovated the building which is now occupied by a tire retail sales business.
