Additional Property Attributes

The 42,412 square foot Goodwin Building occupies the majority of the parcel, except the front courtyard with mature trees, shrubs, and an iron fence at the sidewalk. The building is on the corner with an alley to the south and parking to the east. Brick sidewalks are located along N. Henry and Price George Streets, with landscape plantings located along the foundation of the building to the north and east.
Historical records reviewed covered the years 1906 through 2021.

A review of historical topographic maps suggests that the property was in residential use from sometime before 1906. The Goodwin building was illustrated on the 1951 map, suggesting that the area transitioned from residential to commercial around that time.

A review of historical aerial photographs suggests that the property was developed as the Goodwin building sometime before 1963. A building near the southwest corner of the block was demolished and replaced between 1982 and 1994. The block currently appears similar to the 2003 photograph.

A review of historical street directories revealed that the Goodwin building has historically had two physical addresses: 124 N. Henry Street and 134 N. Henry Street. The subject property has been the Goodwin building since at least 1964. Remaining properties in the general area have consisted of both retail and residential uses since at least 1964.

A review of Certified Sanborn� Maps revealed that the block transitioned from residential to commercial on, or before, 1933. The Goodwin building was constructed after 1939, but before 1960. An "Auto Rep" building was located upgradient to the subject property from at least 1933 to 1939. Two gasoline storage tanks and a "Printing/PRTG" building were located upgradient to the subject property from at least 1933 to 1960. The building was subsequently demolished and replaced after 1963.

The City, a USEPA Assessment Grant recipient, intends to use the results of the Phase I ESA to facilitate the sale and/or refurbishment of the subject property.
