Additional Property Attributes

The Property consists of 5.72 acres of land developed with 81,633 square-feet of vacant commercial buildings constructed in the 1960s and 1970s. The buildings were formerly used as a beer distribution center followed by a bus maintenance facility. The area surrounding the Property is mixed use with initial development in the early 1900s. The southern boundary of the Property is a railroad corridor in place since at least 1896. Milo TX1 LLC has owned the Property since 2016. The Property is located at an elevation of approximately 3,700 feet above sea level. The fill areas in the northwestern portion of the Property are built up several feet above the grade of the surrounding Property. The remainder of the Property is relatively flat except for elevated areas leading up to the cold storage building in the southwestern corner of the Property and north of the western end of the bus depot building. The Property is bounded to the north by a restaurant (Forti's Mexican Elder Restaurant) and 309 Chelsea Street, formerly a restaurant on the ground floor with residential apartments on the second floor; to the east by Chelsea Street, automotive repair shops and an air conditioning contractor (Hercules Industries); to the south by a railroad corridor; and to the west by a self-storage warehouse and vacant lot.
