Addl Cleanup/Treatment info: The ACM/LBP report provided to EPA specifies that all friable ACBM as well as non-friable ACBM that would likely be made friable by the intended renovation or demolition processes are required to be abated prior to disturbance. The property owner had initially intended to conduct a significant renovation of the building to facilitate a change of use from office to multi-family residential. The property owner has instead opted to conduct a minor renovation and continue leasing office spaces. Additional asbestos removal will be necessary for future renovations.

Additional Property Attributes

The privately-owned property was built in 1969 and has been used as a multi-tenant commercial office building. At the time of ACM-LBP inspection, the property owner intended to convert the building to a multi-family apartment building. In early 2021, the property owner notified the City that he no longer intends to move forward with change of use to residential. A renovation was conducted to benefit future office tenants. Confirmed asbestos containing building materials will need to be removed in the future when it becomes friable during demolition or renovation.
