Additional Property Attributes

The Property consists of several vacant dilapidated buildings on the northern and northeastern portions
including a one-story brick office building on the northwestern Property boundary along Bienvenue Street, a one and a half story brick office building on the southwest corner of St. Maurice Avenue and Bienvenue
Street, and two brick and metal warehouse units (the eastern and western warehouse units) separated by
a paved driveway from the entrance at St. Maurice Street. The western warehouse unit is comprised of three, one-story warehouses, aside from a small partial second story in the middle warehouse, and the eastern warehouse unit is comprised of two, one-story and two, two-story interconnected warehouses.
The second stories in the eastern warehouse unit are in poor condition and are caving in. A one-story,
single room brick structure is on the southwestern corner of the Property adjacent to the entrance along Alabo Street. The northwestern portion of the Property consists of a grass-covered area that extends
north of Bienvenue Street with a metal and wooden out-of-service railroad track. A concrete loading
platform is present north of the railroad tracks and middle warehouse and south of the one-story brick
office building. A stormwater pond is present on the northwestern portion of the Property, southwest of
the railroad track. The southern portion of the Property extends to the levee and consists of undeveloped land that is partially gravel and partially overgrown with vegetation.
The Property is in a mixed industrial, commercial, and residential setting. Future use of the site is as yet undetermined, but will likley be guided by the the Port of New Orleans PIER Plan.
