Additional Property Attributes

Eight borings were advanced on the property to determine the presence of contaminants from RECs identified in the Phase I ESA. Six surface and subsurface soils samples and three groundwater samples were collected and analyzed for contaminants of concern. Results were compared with Default Target Levels (DTLs) and Risk-Based Target Levels (RBTLs) published in the 2006 Missouri Risk-Based Corrective Action Guidance Document and background levels as published in the United States Geological Survey National Geochemical Database.
Lead and arsenic were found in concentrations above Default Target Levels for surface and subsurface soil. Concentrations of lead in surface and subsurface soil are below residential use levels and are within the expected range of naturally occurring background levels for the area. Arsenic concentrations are below non-residential use levels and are within the expected range of naturally occurring background levels. Lead concentrations in groundwater are above the domestic use standard but are expected given the area background levels. Based on these results, the intended development as an industrial park, and the availability of public water supply, the site is safe for development.
