Additional Property Attributes

The property is a commercial real estate building, built in 1965, and located in the heart of this small community's downtown. The most recent tenant was a Dollar General retail store; however, the store moved to a new location in 2017, and the building sat idle for more than 3 years, with the roof and exterior deteriorating to the point that the building would be unusable. The City of Monticello sought to acquire the building, and was able to do so through a donation process. The Iowa DNR assisted the city with pre-acquisition environmental due diligence, including assistance with asbestos inspection and abatement. Once the asbestos was cleared from the building, the City sought reuse proposals for the building that would create commerce and interest in the property, and the City has transferred the building to a business incubator, known as "Creative Adventure Lab", as of January 2021. The owner will now rehabilitate the interior for vendor and business spaces for small businesses to get a start and grow.
