Additional Property Attributes

This property was the site of a former agricultural grain warehouse and 'feed and seed' dealership, built in 1943. The site had sat vacant since 2017, and the condition of the roof was poor, causing water damage and concern for structural failure. The non-profit Audubon Fire & Rescue Association, which is the community emergency services agency for the Audubon area, was seeking to find a new location to build a larger emergency services center to serve this area of Audubon County, and the Association was interested in this property for both convenient location on a major highway, as well as to be a project for community character improvement. The site's owner, Landus Cooperative, agreed to donate the property and building to the Association in "as is" condition, and the Association conducted a certified ACM inspection, but with the large cost quote for ACM abatement, the project seemed unfeasible. To encourage the project to move forward, Iowa DNR provided 128(a) cost coverage for a pre-acquisition Phase I ESA, and the post acquisition, a cost-share grant toward ACM abatement. The ACM was removed and the building demolished by the spring of 2021. The Association is now completing their second phase of fundraising to build the new emergency service center on the site.
