Additional Property Attributes

As early as 1888, a residence was present on the eastern edge of the Property. By 1891, the residence had been demolished and the Property was vacant. By 1908, the west half of the Property was developed with a structure identified as used for stone cutting and the eastern edge of the Property was developed with a structure associated with a meat shop, which was located on the east-adjoining parcel. The current slab-on-grade commercial building with second floor apartments and/or office space was constructed in 1924. The ground floor of the Property operated as a furniture and carpentry store until the early 1930s. The ground floor operated as a Piggly Wiggly and a department store until the mid-1950s, whereupon it operated as a paint store until approximately 2000. An antique store operated on the ground floor until at least 2018, at which time the ground floor became vacant. The second floor has been operated as offices or apartments since the date of construction. As of the date of this report, nine occupied apartments were present on the second floor.
An underground storage tank (UST) was installed on the Property in 1966 and was closed-in-place in 1989. The UST was likely initially used for heating oil but was reportedly later used to store mineral spirits (also known as paint thinner). The UST was closed-in-place in 1989. In 2000, three soil borings were advanced around the UST and it was determined that soil and groundwater in the vicinity of the UST contained diesel fuel at concentrations exceeding Model Toxics Control Act (MTCA) Method A cleanup levels for unrestricted land use.
