Additional Property Attributes

Site contains an 14,739 square foot office/training facility. R/S operates a commercial electric service company that stockpiles electical materials for repair of electric motors. The Phase I Environmental Site Assessment identified the following Recognized Environmental Conditions (RECs): the site was identified with a 2,000-gallon underground storage tank (UST) installed in 1978 and removed in 1994 (due to the age of the tank and years in use this listing represents a REC to the site), and east-adjoining property, Northwest Biodiesel LLLP and Northwest Missouri Biofuels LLC, was a chemical manufacturer from 2007 to 2011 with numerous violations. A Phase II ESA is planned for the Site.

During the Phase II, lead and arsenic were detected in soil samples above the Missouri Risk-Based Corrective Action (MRBCA) Default Target Levels (DTLs) but were within background concentrations in Buchanan County.
