Additional Property Attributes

Site originally part of Holister Lumber Company facility back in 1895. In 1920 site converted to a garage with capacity for 20 cars. A gas station was located on adjoining property to the west. In recent years site was used as an LP Gas retail store and warehouse. The owner is considering donating the site to the city and ECIA has assisted by providing funding for a Phase I, Asbestos Inspection and Asbestos Abatement Cleanup Plan. Asbestos was detected above state standard levels. Based on historic use of site and adjoining property further investigation was recommended. City acquired site November 2021. Completed additional assessment, abated the asbestos, deconstructed building diverting 382.68 tons (93% of building material) from landfill and made the site ready for reuse. The city funded a Phase II which included limited subsurface investigation. Findings from assessments were submitted to IA DNR which indicated no further investigation was necessary based on proposed reuse of site. City sold site to Regional Medical Center for construction of state of the art medical facility (Cost to build $1,550,000). Redevelopment began fall of 2023. Grand opening held July 2024.
