Additional Property Attributes

As early as 1888, a stable was present on the southwestern edge of the Property. By 1891, a henhouse
and servant's quarters were developed on the east part of the Property, as part of a large multi-use
building constructed largely on the east-adjacent parcel. By 1908, the multi-use building had been
demolished and the stable was the only remaining structure. A dwelling replaced the stable by 1924,
and two further dwellings plus unattached garages were developed by 1941. By 1972, the northern twothirds
of the Property were developed with an asphalt-covered parking and the southern portion was
owned by Puget Sound Energy (PSE) and likely used as an electric substation (several small
outbuildings/features were present). The electric substation remained until 2008, at which time the
southern portion of the Property was covered in gravel and used as a parking lot. PSE completed a
limited subsurface evaluation during the demolition of the substation and determined that no
polychlorinated biphenyls (PCBs) or mineral oils were present in soil at concentrations exceeding Model
Toxics Control Act (MTCA) Method A cleanup levels for unrestricted land use. As of the date of this
report, the northern two-thirds of the Property is an asphalt paved parking lot, and the southern third of
the Property is a gravel parking lot. A vegetated berm separates the two parking lots.
A monitoring well was installed on the central portion of the asphalt-paved parking lot in 2008. The
monitoring well was installed to monitor groundwater levels as part of a geotechnical investigation
associated with a previously proposed development that never occurred.

Planned reuse is a mixed-use commercial and hotel.
