Additional Property Attributes

The Subject Property is a fenced lot, partially paved with asphalt, located within a mixed residential and
commercial/industrial area in central Texarkana, Texas. The lot is currently used by the Texarkana transit
authority service center primarily for storage of out-of-service buses but is otherwise vacant. The Subject
Property is adjoined by the following:
? To the north by the Texarkana transit authority service center, which operates a facility with
office space and two mechanic's bays.
? To the south by two contiguous parcels of land that are currently owned by the Texarkana
transit authority service and are within the Subject Property fence line and used for storage of
vehicles.
? To the east by residential properties.
? To the west by a vacant land, vegetated with grass, that is also proposed for acquisition by the
City of Texarkana and is adjacent a drainage channel that leads to Swampoodle Creek.

The City plans to lease and possibly sell the property to the Texarkana Urban Transit Authority for parking.
