Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.6-acres of land developed with an approximately 4,300 square-foot single-story commercial building. Concrete or asphalt-paved parking areas were located to the north and west and an approximately four-foot wide strip of grass was located along the eastern Property boundary. Interior portions of the building consisted of a showroom/retail area in the center of the building. A former refrigerated area and bathroom were in the eastern portion of the building, an office was located along the north wall, and a garage with a mezzanine storage area was in the western portion of the building. Commercial developments surrounded the Property. Broad Street bordered the Property to the north, an unnamed alley bordered to the east, and South 21st Street bordered the Property to the west.
The Phase II ESA was designed to further evaluate the RECs identified in our Phase I ESA, dated September 28, 2021. The analytical results of the soil and groundwater at the Property indicate a release of petroleum products to the subsurface at the Property. Additional investigation may be warranted to characterize the extent of contamination. Mitigation of potential exposure to the contamination identified at the Property may be necessary. The analytical results of the groundwater samples identified concentrations of 1,2,4-trimethylbenzene, 1,3,5-trimethylbenzene, benzene, ethylbenzene, naphthalene, 1 methylnaphthalene, 2 methylnaphthalene, and total lead above their respective IDEM RCG Residential Tap Screening Levels in one or more of the groundwater samples analyzed. Concentrations of benzene were also identified above the IDEM RCG Residential and Commercial/Industrial Vapor Exposure Screening Levels in the groundwater samples collected from temporary monitoring wells SB4, SB5, and SB6. Naphthalene was also measured in concentrations that exceeded the IDEM RCG Residential Vapor Exposure Screening Level in the groundwater samples collected from temporary monitoring wells SB2 and SB6.
The presence of total lead in the groundwater samples collected from wells SB1 and SB3 is likely the result of sediment interference, and not indicative of a release of contaminants from an anthropogenic source. This understanding is supported by the absence of lead from the sample collected from the same temporary monitoring wells and filtered by the laboratory to remove suspended solids.
