Additional Property Attributes

Standard and historical sources were able to document the subject property consisted of vacant land from at least 1937 until 1942, when the southeastern portion of the current industrial building was constructed. Additions to the industrial building were constructed in 1949, 1952, 1956, and 1966. The northern portion of the storage building was constructed in 1949, with an addition to the southern portion in 1966. Occupants of the subject property have included Sherman Products Inc., a tractor and agricultural equipment manufacturer, from 1942 until 1960; Ford Motor Company, which utilized the property for manufacturing activities, from at least 1960 until 1972; several industrial and automotive fastener manufacturers from at least 1974 until 1999; and the current occupant MacLean-Fogg Components Solutions, a stainless-steel fastener manufacturer, since 1999.

Review of fire department records documents that one 1,000-gallon gasoline underground storage tank (UST) was installed north of the industrial building on April 8, 1969. Records also indicate that the UST was removed on March 18, 1988. According to a letter provided from the Michigan State Police Fire Marshal Division, no leaks were detected upon removal activities. However, analytical results associated with the soil sampling activities were not included within the records reviewed. Therefore, PM was unable to determine if the correct sampling parameters were included in the previous analysis, and if any soil concentrations exceeded the applicable current Part 213 Risk Based Screening Levels (RBSLs). Therefore, the potential exists that a release has occurred in this area.

The south adjoining property, identified as 4727 Coolidge Highway, has been occupied by gasoline service and/or dispensing station operations since at least 1956. The regulatory database identifies this property as an open Leaking Underground Storage Tank (LUST) site with one reported release in 2019. PM reviewed regulatory records for the most recent LUST site investigation activities completed in August 2019. Analytical results document that various volatile organic compounds (VOCs), polynuclear aromatic hydrocarbons (PNAs), and lead are present in soil samples located throughout the property exceeding the current Part 213 Risk Based Screening Levels (RBSLs). The VOC, PNA, and lead concentrations are not delineated towards the direction of the subject property. Based upon the current open LUST status, and close proximity to the subject property (i.e., within 90 feet to the south), the potential exists for the documented contamination to have migrated to the subject property.
