Additional Property Attributes

The Property was bisected in the center from east to west by an alley, making northern and southern portions. The Property was residential land in the southern portion from at least 1919 to circa 1930. The northern portion was residential land from at least 1919 to the 1940s when the residence and associated outbuildings were demolished. The northern portion remained vacant since the 1940s. The residential building and associated outbuildings on the southern portion of the Property were demolished before the construction of the current commercial building in 1930. During the site reconnaissance, surrounding residential buildings appeared to be constructed over basements. It is common in the Battle Creek area for historical filling of basements with the demolition debris and/or with fill from an unknown origin containing contaminants. According to city directories, the commercial building on the southern portion of the Property was utilized for multiple operations including: automotive sales, automotive body shop, engineering company (heating and cooling), car wash, electric company, and motorcycle sales and salvage. At the time of the reconnaissance, the Property consisted of approximately 0.4 acres of land developed with a 4,376 square-foot, single-story building most recently used for motorcycle repair (salvage) and sales. During the site reconnaissance, a floor drain, hydraulic lift, and solvent-based parts washer were observed in the former service area of the building and suspect piping was observed on the interior and exterior of the building. The suspect piping could be associated with underground storage tanks (USTs). The remainder of the Property was developed with paved parking and landscaped areas.
Based on results of a Phase II ESA, metals were identified in soil at concentrations above EGLE Part 201 generic cleanup criteria. A former UST was also discovered that was property emptied.
