Additional Property Attributes

Based on a Phase I ESA completed in October 2021, an REC was identified in relation to a historical auto salvage yard on contiguously-adjacent lands to the north and northwest (anticipated to be up-gradient of the site).
A Phase II ESA conducted to address the REC revealed no groundwater impacts above regulatory cleanup criteria. Limited low-level soil impacts slightly above regulatory direct-exposure residential land use criteria were encountered in soils collected just within the northwest and southwest corners of the site (arsenic and BaP).
Supplemental Phase II ESA activities conducted in 2022 included step-out soil boring around the two areas of impacts (one with arsenic and one with BaP). Results indicated no arsenic in the step-out locations (indicating the initial finding was likely naturally-occurring). BaP concentrations above SCTLs were identified in step-out borings; with most being within range of anthropogenic background concentrations.
Additional sampling conducted in 2023 was conducted to delineate soil impacts both horizontally and vertically. Data was presented in a Site Assessment Report for submittal to FDEP. Results indicate either institutional controls are established to obtain a conditional closure, or impacted soils are removed to obtain a closure without conditions.
