Developer interest in rehab for mixed residential and commercial uses. State owned via forfeiture. 4/6/22 According to a Desk Review of this site prepared by Mannik Smith Group in November 2021 this site is shown a Superfund Non_NPL site per the Ohio Regulated Properties Search (ORPS). Per EPA: non-NPL sites include sites removed from the proposed National Priorities List (NPL), sites withdrawn from the final NPL, sites being addressed as part of another NPL site, and all other non-NPL sites.

2175-2187 Ashland Road, 2161 Ashland Road, 0 Longfellow Ave Summary (2/5/25) - The Subject Property spans 4.55 acres of light manufacturing and industrial land located in Cleveland, Ohio, bordered by Cedar Avenue, Norfolk Southern Rail Line, Trivoli Court, and East 59th Street. It includes several vacant buildings, primarily on the east side along Ashland Road. The buildings are in poor condition, with two multi-story structures at 2175-2187 Ashland Road (Buildings A and B) and one at 2162 Ashland Road (Building C). The property was historically developed in the late 1800s for mixed residential and industrial use, with past occupants including companies like the East Cleveland Railroad Company, Warner & Swasey, and Westinghouse Electric.

The site has experienced industrial activities for over a century, including storing and using hazardous substances, which are reflected in environmental concerns found during a Phase II Environmental Site Assessment (ESA) in 2024. Contaminants such as PAHs, VOCs, and heavy metals were identified in soil, groundwater, and soil gas on various portions of the property, exceeding Ohio VAP regulatory standards. Specifically, hazardous substances linked to past industrial activities were detected at three key areas on the property. Companies like the Cleveland Railway Company, Sandusky Solutions, and Westinghouse Electric historically used these areas.

Additionally, potential contamination may have migrated from neighboring industrial sites. However, since the property is within a verified Urban Setting Designation, the groundwater drinking water pathway is incomplete, and no immediate remediation to drinking water standards is required. The site has been vacant since the early 2000s and was previously used for a range of industrial purposes, leading to identified environmental risks, including vapor intrusion and groundwater contamination.
