Additional Property Attributes

The Site is occupied by Bennett Muffler, and operates as an automotive repair shop, car wash, and U-Haul dealer. Cardno completed a Phase I Environmental Site Assessment (ESA) of the Site in December 2021, and identified the following onsite RECs:
1. The current owner and facility operator, Dennis Bennett, operates an automotive maintenance/repair shop (Bennett Muffler) in the Site's Main Building, and uses the exterior parking area for U-Haul truck and trailer parking. During the inspection Mr. Dennis Bennett, provided information indicating the automotive maintenance and repair operations consist of oil changes, brake work, and occasional engine or transmission repairs. Although this facility maintains a parts-washer with chemicals composed of non-hazardous constituents (Stoddard solvent and petroleum distillates) and limited in quantity, the nature and extent of historical chemical use on-Site is unknown. There is the potential that past auto-repair operations (conducted on the Site since the mid 1970's) used or generated both regulated petroleum constituents and hazardous substances. The potential for adverse impact to the Site subsurface from historical automotive repair is considered a REC.
2. Cardno observed petroleum product staining in the vicinity of the trench drain/sump located in Outbuilding #1 (Storage Shed) beneath a parked tractor. The drain dimensions are 2.5 feet x 18 inches by 2 feet. Pipes were noted to enter the northern and southern walls of the sump, and it is not known if the unit is connected to the sanitary sewer. Although this drain is not in regular use, given that the building has been on-site since the 1970's oils and hazardous materials may have been discharged from this point. Mr. Bennett indicated that the building was previously used for repair and washing operations, as such, the drain and potential unknown discharge point is considered to be a REC.
3. Grit/solids are periodically removed from the car wash process. This grit is periodically placed on the ground in an area along the western border of the site Outbuilding #1. Per the site owner, this material has not been characterized. As such, this material may contain petroleum products, and the area where it is staged is considered to be a REC.

No off-site RECs were identified during the December 2021 Phase I ESA. Additionally, the following non-ASTM-scope concerns were identified:
- The on-Site building was developed in the early 1920s and contains several suspect asbestos containing materials (ACM). Prior to the demolition or renovation of the buildings, it is recommended that building be tested for the presences of ACM. If the presence of ACM is confirmed, it should be abated prior to renovation or demolition.
- The on-Site building was developed prior to 1978 and contains suspect lead-based paint (LBP). Prior to the disturbance of these materials, it is recommended that they be tested and abated if necessary.
