Additional Property Attributes

The Site is a former gas station located on an approximately 0.27-acre parcel. According to the TCEQ Brownfields application, the gas station building remains onsite and so does an underground storage tank (UST). The application indicates that the pump islands have been removed. According to TCEQ records, one empty UST remains at the site. The tank is specified as a 12,000-gallon capacity composite (steel and fiber-reinforced plastic) tank. There is evidence that as many as four other 1,000-gallon tanks have been removed from the site; all four tanks are
indicated to have been removed in 1997. The remaining tank is indicated to have been installed in 1997. The site is bound to the north by Live Oak Lane and to the east by Rice Street (Highway 281)The site is in a mixed commercial and residential area, with residential on the west on Highway
281 and commercial on the east of Highway 281.

Phase II: In January 2023, the UST and associated piping were removed from the site. On October 5, 2023, one soil boring (D-03) was installed at the site within 5 feet from the former easternmost dispenser island (D-02)
Jan 2023 tank pull:
Toluene and Total Xylenes were detected in soil below PST action levels.
Benzene (0.357 mg/Kg) and MTBE (11.0 mg/Kg) were found in excess of the PST Action Level for Soil, 0.12 mg/Kg for benzene and 2.56 mg/Kg for MTBE.
Contaminants found during the Oct 2023 sampling event:
MTBE was detected in soil below PST action levels
PST determined that the soil was not completely delineated during the Oct 2023 sampling event. Additional sampling is scheduled for January 2025.
