Additional Property Attributes

The site is identified as tax parcel numbers 49-9, 19-9A, 19-9B, 19-9D, 49-10 and 19-11. The site is approximately 43.25-acres with 6 parcels located at 400 South Industrial Boulevard in Vienna, Dooly County, Georgia. The majority of the site consists of vacant wooded and open-grassed land. Tax parcel 49-10 contains of one commercial building that is currently being used as a warehouse in the central portion. According to the historical topographic maps, the site was a wooded area with some agricultural use until 1988. The site has mostly undeveloped since this time. Upon review of the historical aerial photographs, it appears that a commercial building was constructed around 2008 and has remained since then. The majority of the tax parcels have remained vacant since then. The site reconnaissance was completed on March 29, 2022. The site consists of one building being used as a warehouse. One emergency generator was observed within the on-site commercial building. Waste materials were observed within the site, such as an old grill, 2 asphalt pile, approximately 20 tires, metal debris, and 7 empty buckets with no markings. The trash should be properly disposed. The waste materials observed are not considered a REC at this time. The site is bordered to the north, west by wooded land. Marvair located to the south of the site at 801 Old Cordele Road. The adjacent property to the east is Roseburg Renewable Energy LLC located across railway and U.S. Highway 41. We have performed this ESA consistent with the procedures included in ASTM Practice E 1527-13 for South Vienna Industrial Park site located off of South Industrial Boulevard, Dooly County, Georgia. No RECs, HRECs, or CRECs were identified on the site during the course of the Phase I ESA. The site is currently being marketed by the industrial authority.
