Additional Property Attributes

This site consists of five contiguous vacant lots owned by the City of Pine Lawn. All five lots formerly contained single family homes.

RECs found by the Phase I ESA include the possible presence of buried demolition debris in the locations of the former houses. If demolition debris is present, it may include asbestos-containing materials and/or lead-based paint. The City of Pine Lawn wants to develop these parcels into a community garden and agricultural center.

Phase II activities confirmed the presence of buried asbestos-containing materials (ACM) amongst demolition debris buried on-site after demolition of the homes. A previously unknown heating oil tank was also found amongst the buried debris. The tank did not appear to contain product, but it is currently unknown if the tank leaked, potentially contaminating the surrounding soil/groundwater. Additional Phase II activities are recommended to test soil and groundwater for petroleum. It is also recommended that the buried ACM be removed and properly disposed.

The Phase II Addendum investigation focused on possible contamination near the tank found during Phase II activities. Four soil borings were advanced around the tank, sampling soil and groundwater. No groundwater was encountered and no contaminants were detected in the soil samples.
