Additional Property Attributes

According to the Jefferson County Auditor's records, construction of the subject structure dates to 1957. It is a one-floor brick frame building with a base area of 3,384 square feet. The subject property first housed an insurance broker. In 2000, the site contained a religious bookstore. In November 2005, the current owner purchased and renovated the building as the Two Brothers Dry Cleaners following a fire that destroyed the business's former location on Washington Street in Steubenville. The structure and all equipment are in sound physical condition.

The building is in good physical condition. All equipment is less than 15 years of age and in excellent operational condition. The owner is at retirement age and there are several buyers that have strong interest to purchase the building and all equipment to continue the laundry and dry-cleaning operations at the present

Up to the early 2010's, three dry-cleaning and laundry services operated in greater Weirton-Steubenville Area. Due to age of equipment and ownership as well as environmental regulations one service in Weirton has closed and the second service in Steubenville may close within 12 months. If Two Brothers were to also cease operations, the nearest operational plant for laundry services is a one-hour drive, 45 miles away in Salem, Ohio.

The subject property is the most up to date dry-cleaning plant and laundry service in the Weirton-Steubenville Area. The equipment is relatively new, less than 15 years of age and in excellent condition and the building is in average condition. A fair estimate of the business value is $240,000.00.
