Addl Cleanup/Treatment info: On December 5, 6, 7, and 12, 2022, PM advanced ten soil borings (SB-1 through SB-10), installed nine temporary monitoring wells (TMW-1 through TMW-8 and TMW-10), and collected soil and groundwater samples for laboratory analysis of VOCs, PAHs, PCBs, and metals. No VOC, PAH, PCB, or metal target analytes were detected in the soil samples analyzed at concentrations above the RSLs for Industrial Soil. No concentrations of VOC, PAH, PCB, or metal target analytes were detected in the groundwater samples analyzed from the subject property at concentrations above the EPA MCLs. The off-site REC associated with the subject property identified in PM's December 2021 Phase I ESA has been adequately assessed along the eastern property boundary. Based on the expected continued use of the property for commercial purposes, no further investigation is warranted. Additional Property Attributes

Northern Parcel:
Standard and other historical sources were able to document that the property was residential land from at least 1917 until between 1962 and 1971. The property has since been used as a parking/storage lot for the Southern Parcel.

Southern Parcel:
Standard and other historical sources were able to document that the property was developed with an outbuilding from at least 1917 to between 1927 and 1944 when it was demolished. The southern parcel was redeveloped between 1927 and 1944 with a dwelling in the northern portion and the current commercial building in the southern portion. The commercial building was occupied by an automotive service operation in at least 1944 and an automotive sales and service operation in 1951. The dwelling was demolished between 1962 and 1971 with the commercial building remaining. PM was unable to determine occupancy of the commercial building from 1951 until 1976. Based on the previous use, it is likely that it continued to be used as an automotive sales and service operation. The current owner purchased the property in 1977 and has used the property for general sales and warehousing of plumbing and HVAC equipment. Additionally, the company bends and forms custom duct work (no chemicals involved).
