Additional Property Attributes

The site is located at 117 West 11th Avenue Cordele, GA in Crisp County, tax parcel number C11 130. The site is approximately 0.25 acres and consists of a large, two-story historic building divided into two main parts; the east half is approximately 7,700 square feet and the west half of the building is approximately 10,000 square feet. The structure was originally built in 1891 and has been previously used for various retail purposes. The Crisp County tax information states that the building was owned by Louis D. Perlis, Perlis Realty Company from 2003 to 2012 when it was purchased by Crisp County Cordele Industrial Development Authority, who then quit claimed the property to the Downtown Development Authority of Cordele. The building is currently vacant.

Historical Information
In the earliest historical Sanborn reviewed (1891), the building is shown divided into three parts, the west side is labeled "D.G." (dried goods) and the east side is labeled "hardware", the south area of the building is labeled "dwellings and offices". The site was listed as McLellan Stores in 1962 and 1965, Ashley's Outlet Store in 1976, and Allied Department Stores in 1980, 1984, 1989, and 1995. The building is on only the north half of the site, the south half of the site appears vacant. In the 1908 Sanborn map, the structure on the property is expended off the south side of the existing building and is labeled "hardware". The building takes up the entire property after the 1908 expansion. The property remains relatively unchanged in the remaining Sanborn maps. In the earliest historical aerial image reviewed (1937), the site appeared to contain the large building structure. According to the tax card, the building was constructed in 1891. The site remains relatively unchanged in the remaining aerial images.

Terracon did not identify any RECs associated with the site; therefore, no additional investigation is deemed necessary at this time, unless mentioned below. Based on observations of from the site reconnaissance, however, Terracon recommends conducting a thorough asbestos and lead based paint survey prior to planned renovations or building demolition.
