Addl Cleanup/Treatment info: On January 19, 2023, PM advanced four soil borings (SB-1 through SB-4), installed four temporary monitoring wells (TMW-1 through TMW-4), that produced water, and collected soil and groundwater samples for laboratory analysis of VOCs, PAHs, and metals. A total of ten soil, including one duplicate, and five groundwater samples, including one duplicate, were submitted for laboratory analysis of volatile organic compounds (VOCs), polynuclear aromatic hydrocarbons (PAHs), and metals (chromium, copper, lead, and/or zinc). No VOC, PAH, or metal target analytes were detected in the soil samples analyzed at concentrations above the laboratory MDLs and/or the Soil RSLs for Residential or Industrial Soil. The detected analytes in the soil samples are summarized on Figure 3 and in Tables 1 and 2. No concentrations of VOCs, PAHs, or dissolved metals were detected in the groundwater samples analyzed from the subject property at concentrations above the laboratory MDLs and/or the applicable screening criteria. The groundwater samples are summarized on Figure 4 and in Table 3. The off-site REC associated with the subject property identified in PM's December 2021 Phase I ESA has been adequately assessed. Based on the expected continued use of the property for commercial purposes, no further investigation is warranted.

Additional Property Attributes

Standard and other historical sources were able to document that a dwelling was constructed in the northern portion prior to 1917. A garage was constructed in the southwestern portion between 1927 and 1944. Between 1951 and 1981 the dwelling and associated garage were demolished. The property consisted of vacant land from at least 1981 until the current commercial building was constructed in 1985. The building was occupied by a welding shop from construction until 2017. The building has been used for storage and as a hobby shop since 2017. Based on the former use of the building for welding and the limited size of the building, PM has not identified the welding activities as a recognized environmental condition (REC).

* The east adjoining property southern suite, identified as 109 North Market Street, was occupied by Printing Mart (a commercial printer) from at least 1965 (possibly from construction) to between 1995 and 2000. PM was unable to determine occupancy of the suite from 1996 to 2004. Typically, printing operations involve the usage of general hazardous substances and/or petroleum products. A portion of this time period preceded major environmental regulations and current waste management and disposal procedures. The historical waste management practices associated with the former printing operations are unknown and may be a source of subsurface contamination. Additionally, a suspect vent pipe was observed during the site reconnaissance and an orphan underground storage tank (UST) may be located on the property. Based on the close proximity, it is possible that release has occurred on the property and migrated to the subject property.

No on-site RECs were identified in association with the subject property.
