Addl Cleanup/Treatment info: Three constituents (benz(a)anthracene and 1-methylnaphthalene) were detected in groundwater at concentrations above their respective EPA Regional Screening Level (RSL) for Tapwater. Benz(a)anthracene is sufficiently volatile to pose a vapor intrusion risk; however, the concentration of this constituent in groundwater at the site is well below its EPA Vapor Intrusion Screening Level (VISL). Although two constituents were detected in groundwater at concentrations above their respective RSLs for Tapwater, municipal water is available at the subject property and groundwater ingestion is not a complete exposure pathway at the site.

Additional Property Attributes

Standard and other historical sources were able to document that a drainage ditch was present in the western portion and a dwelling was present on the southern portion in at least 1917, with the dwelling demolished by 1927. Between 1927 and 1944, the drainage ditch had expanded further to the east; an office was constructed on the northeastern portion, and a seed warehouse and ginnery were constructed on the central portion. Between 1944 and 1951, the office building was demolished, and a new office building was constructed on the western portion. The property was occupied by a cotton gin between at least 1944 and 1965. Additionally, a portion of the property was occupied by Sharp Red Sand and Gravel (operations unknown but likely typical landscaping activities) from at least 1960 to 1965. Between 1965 and 1967, the office, seed warehouse and ginnery were demolished, and a portion of a motel was constructed. By 1970, four motel buildings were constructed, and a fifth motel building was constructed between 1979 and 1985. Various additions were constructed to the southern and northern faces of the central motel building between 1992 and 2006, and sometime between 2008 and 2010, the motel buildings began to be used as apartments. All of the buildings were demolished between 2020 and October 2021 and the property has consisted of vacant land since that time.

* The subject property was occupied by a cotton gin with a seed warehouse on the central portion from at least 1944 until between 1965 and 1967. Generally, cotton seed storage and treatment can be associated with the usage of such products as fungicides, fumigants and pesticides. The potential exists for subsurface contamination to be present in the area of the former seed warehouse from spills, leaching and/or poor waste management practices associated with these hazardous substances.

The following adjoining and/or nearby RECs have been identified:

* The north adjoining property, identified as 207 West Mary Hunter Avenue, was occupied by the Benham Underwear Mills from at least 1944 to 1967. PM was unable to document the use of the property from 1967 to 2007 and from 2007 to 2014; however, based on the former documented use it is likely that the building was occupied by various mill/manufacturing operations. Based on the long term textile mill operations (at least 23 years), the close proximity to the subject property (directly adjacent), and the likely groundwater flow direction to the southwest (towards the subject property), the potential exists that a release has occurred onsite and migrated onto the subject property.

* The east adjoining property, identified as 200-202 West Willow Street and 205 West Mary Hunter Avenue, was occupied by an automotive and tractor sales and service tenant from at least 1944 to 1975. Additionally, gasoline dispensing operations occurred on the southwest portion between 1944 and 1965. Historical interior waste streams associated with the former service operations would have consisted of general hazardous substances and/or petroleum products. This time period preceded major environmental regulations and current waste management and disposal procedures. The historical waste management practices associated with the former service operations are unknown and may be a source of subsurface contamination. Based on the former long term gasoline dispensing operations (at least 21 years), the former long term service operations (at least 31 years), and the close proximity to the subject property (directly east adjoining), the potential exists that a release has occurred and migrated on to the subject property.

* The south adjoining property, historically identified as 201 West Willow Street, was developed with a gasoline filling station between 1944 and 1951, and was demolished between 1975 and 1979.
