Addl Cleanup/Treatment info: On December 13, 2022, PM advanced five soil borings (SB-1 through SB-5), installed five temporary monitoring wells (TMW-1 through TMW-5) to a maximum depth of 14.0 feet below ground surface (bgs), and collected a total of nine soil and five groundwater samples for laboratory analysis of volatile organic compounds (VOCs), polynuclear aromatic hydrocarbons (PAHs), and metals (cadmium, chromium, copper, and lead). No target analytes were identified in the soil and groundwater samples analyzed from the subject property at concentrations above the laboratory Reporting Limits (RLs) or applicable screening criteria. The RECs associated with the subject property identified in PM's December 2021 Phase I ESA have been adequately assessed and no further investigation is warranted.

Additional Property Attributes

Standard and other historical sources were able to document that the first developed use of the subject property occurred prior to 1917 with a stable, two small outbuildings and an automotive garage present in the eastern portion. The structures were all demolished between 1927 and 1944 and the property redeveloped with a dwelling and automotive garage in the eastern portion and a dwelling and automotive garage in the northern portion. The northern structures were demolished between 1985 and 1992. The eastern structures were demolished between 1992 and 1998. The property has been grassy vacant land since 1998.

* The northeast adjoining property southern suite, identified as 109 North Market Street, was occupied by Printing Mart (a commercial printer) from at least 1965 (possibly from construction between 1958 and 1961) to between 1995 and 2000. Typically, printing operations involve the usage of general hazardous substances and/or petroleum products. A portion of this time period preceded major environmental regulations and current waste management and disposal procedures. The historical waste management practices associated with the former printing operations are unknown and may be a source of subsurface contamination. Additionally, a suspect vent pipe was observed during the site reconnaissance and an orphan underground storage tank (UST) may be located on the property. Based on the close proximity, it is possible that release has occurred on the property and migrated to the subject property.
