Additional Property Attributes

Originally a Vaudeville/performance theater, this site has operated since approximately 1921. Later it operated as a movie theater and as retail use, closing its doors in 1997. The site is to be sold to a developer to be restored to its former glory as a theater, where it will again serve as a performing arts venue and for other events. A possible heating oil tank vent pipe and fill port were observed along the southern boundary of the subject property. An air-handling unit with significant staining was observed in the basement of the structure. A filling station was identified adjacent to the northeast of the subject site. A filling station was identified to the west/northwest of the subject site. An auto sales and service station with associated USTs was identified to the west of the subject site. A historic auto station was identified adjacent to the north/northeast of the subject site. A historic auto station was identified 200 feet to the northwest from the subject site. Asbestos-containing materials and lead-based paint were found in the onsite building. A Phase II is recommended. An updated Phase I was conducted in 2022 and, due to a fire that occurred in 2021, a new ACM & LBP inspection was required. Two RECS were identified: the presence of fill ports and a vent pipe on the south side of the theatre building, and two historical automobile filling stations were located at an elevation and distance from the Subject Property sufficient to pose a potential REC.

A Phase II was conducted in 2023. Benzene and Total Petroleum Hydrocarbons - Oil Range Organics (TPH-ORO) were detected in the site soil. Benzene was detected in soil boring B-1 at a depth of 12-14 feet below ground surface, and TPH-ORO was detected in each of the samples collected. None of these detections exceeded the Department's most stringent target levels, the Default Target Levels (DTLs). No contaminants were detected in the site groundwater samples. No further investigation of the soil or groundwater at the site is necessary.
