Additional Property Attributes

A Phase I Environmental Site Assessment (Phase I ESA) was completed of the Cohen Building property at Two West Main Street (Subject Property), located in Grafton, Taylor County, West
Virginia. The subject property consists of approximately 0.26 acres that is occupied by a three-story brick building that was built in 1925. The subject property is zoned as commercial use and is identified through
West Virginia public tax records as Parcel ID 46-01-010B-0043-0000.

The structure on the subject property is currently vacant and being used for storage. The subject property is located at the intersection of West Main Street and St. John Street. Areas of the second floor of the
structure occupying the subject property are dilapidated. The street level of the structure has historically housed several retail businesses and most recently a church organization. The basement level is constructed
of concrete and has been historically used for parking. The subject property is bordered to the east and west by commercial use properties. The Grafton City Fire Department occupies the adjacent property to the north
of the subject property and across West Main Street. An active CSX (historically B&O) rail line runs parallel to the south of the subject property.

These properties, including the subject property, have never been developed for industrial purposes. The planned use is to be renovated and redeveloped into a shared commercial business and office space.

This Phase I ESA did not identify RECs, CRECs, HRECs or VECs for the Cohen Building property at Two West Main Street. DS does not recommend any additional action related to environmental assessment for the
subject property with our understanding of current and planned future uses.
