Additional Property Attributes

The subject property consists of an approximately 1.036-acre parcel developed with two buildings consisting of a restaurant with a three-bedroom apartment in one building and a two-unit apartment building. The property was developed with the 3,200-square-foot restaurant and 1,400-square-foot apartment in the 1930s; the two-story, 1,100-square-foot apartment building was developed in the 1940s. The subject property has continued to be utilized for residential and restaurant operations since that time. The property is adjacent to and hydraulically downgradient from the former Thompson Automotive Service station which is an "open" Leaking Underground Storage Tank (LUST) site associated with a gasoline release reported in 1988 upon the removal of three gasoline and diesel underground storage tanks (USTs). Previous investigations of the subject property have resulted in the demonstration that contamination has migrated onto the subject property from this adjacent off-site LUST, which has resulted in impacts to soil and groundwater on the subject property. The most recent data identified through this Phase I ESA, from 2006, demonstrates the presence of petroleum-based impacts to the subject property at concentrations in excess of the current Michigan Department of Environment, Great Lakes, and Energy (EGLE) cleanup criteria.
