Additional Property Attributes

The Property, which in City of Newport Assessor records, consists of Parcel Identification (ID) 134050 and the western portion of Parcel ID 134049, has the street address of 119 Clermont Terrace in the Town of Newport, Vermont. The Property is developed with three buildings, a 3,280� square-foot building built in 1955 situated in the middle of the parcel used as the dormitory with an attached garage, a 35,332� square-foot building built in 1952 situated on the western portion of the parcel, which was the Sacred Heart School, and a 12,708� square-foot building built in 1969 situated on the eastern portion of the parcel formerly used as a convent. There is a paved driveway surrounding the buildings and a vacant grass lot to the south of the buildings. The Property is zoned commercial. Sacred Heart of Charity is the current owner. It should be noted that although the City of Newport records show that the parcel lines for Parcel ID 134050 only include the school and dormitory/garage buildings, and the convent to be located on Parcel ID 134049, Stantec research indicates that a Property survey was done in 1998 which located all three buildings on one lot. Apparently, the property lines were never updated in City records because the survey was not recorded with the City to reflect the boundary surveyed in 1998 that includes all three buildings and a total of 8.4 acres. It is recommended that the Property owner (Sisters of Charity) record the survey with the City so that the property lines are correct in Newport Assessor records. Adjacent properties include residential properties, undeveloped land, an automotive service station, and St. Mary Star of the Sea Church. Lake Memphremagog is located further to the north, east and southeast of the Property. Commercial properties are to the northeast.
