Additional Property Attributes

The site is located at 101 S. Sumter Street, Ideal, Georgia, tax parcel number 301203-0004. The site consists of a government building used by Macon County. The building is approximately 5,000 square feet. The site is in the southeast area of downtown Oglethorpe, Georgia and is surrounded by other government buildings and commercial properties. The Macon County tax assessor indicates the site is owned by Macon County, with no previous owners listed. The building onsite is currently occupied by several Macon County employees.

Historical Information
In the earliest historical aerial image reviewed (1937), the site appears to contain the Macon County Government Building. This structure appears onsite in the 1968, 1970, 1988, 1993, 1999, 2007, 2010, 2013, and 2017 aerial images. The site remains relatively unchanged in the aerial images. The 1971 and 1982 topographic maps show a building on the site.

Records Review
The site is not listed on any of the regulatory databases. FAF #308 (106 Macon Street) is listed on the underground storage tank (UST) and leaking underground storage tank (LUST) databases. Terracon conducted a facility file review for this facility at the Georgia Environmental Protection Division (EPD) office. Based on information from the Georgia EPD, the distance from the site, and the presumed hydrogeologic gradient, this facility is not considered to be a REC.

Terracon did not identify any RECs associated with the site; therefore, no additional investigation is deemed necessary at this time.

Suspect asbestos and LBP were observed within the onsite structure. Assessments for these non-scope items were recommended. On October 4, 2023, Terracon conducted a hazardous materials inspection on the building. Asbestos-containing material was identified in the exterior window glaze, the exterior door caulk, and the black sink undercoat. Lead-based paint was indicated in the white exterior wall paint. Any redevelopment plans should account for abatement or encapsulation of the hazardous materials.
