Additional Property Attributes

A Phase I ESA complete in early 2022 revealed RECs associated with the site's former petroleum storage system (non-compliant closure assessment conducted in 2011), obvious fill material from an unknown source prior to development, and documented evidence of wide-spread regional PFAS contamination in shallow groundwater.
The potential purchaser of the site conducted a Limited Assessment (scope reviewed/approved by FDEP) to address the petroleum storage system closure issues. The results of the assessment revealed no impact in excess of State cleanup target levels. As such, the petroleum closure was approved by FDEP with no additional assessment required (June 2022).
The suspected (non-verified) PFAS contamination is considered an emerging contaminant issue (not currently an REC). The subject property is not considered a source.
