The site consists of an approximate 4.11-acre tract of land, improved with a two-story worship center, a one-story secondary worship center, two one-story office buildings (connected), and a one-story metal warehouse building addressed at 3328 West Seminary Drive in Fort Worth, Tarrant County, Texas. Review of the historical city directories identified two former dry cleaners, Finley Cleaners and Zip Cleaners, listed on-site in the 1960s and 1970s at 3320 and 3324 West Seminary Drive, respectively. Based on the RECs, two soil borings and five monitoring wells were installed on the site. One monitoring well (MW-2) identified impacts to the soil and groundwater on the eastern-central portion of the site, with detections of MTBE and an SVOC compound (caprolactam), which were below action levels. However, based on a strong odor in the soils and groundwater, Terracon recommended additional investigation to evaluate the extent of the release for potential management of soils and groundwater during development.
