The City of Richmond, Henrico County, project:HOMES (COALITION), and The Salvation Army contracted Draper Aden Associates under a United States Environmental Protection Agency (USEPA) Brownfields Assessment Grant to perform a Phase I Environmental Site Assessment (ESA) of property located at 5327 Orcutt Lane, Richmond, Virginia, 23234 (City of Richmond Parcel ID C0080460004). The 8.42-acre site is currently developed, with two permanent structures located on the property. A third (temporary) structure is used to store outdoor maintenance equipment and tools. The parcel is roughly two-thirds cleared, with a mown field behind (south) the main building. Forested areas surround the field and extend to the boundaries.

Historical records reviewed covered the years 1894 through 2018.

A review of historical topographic maps suggests that the property was developed sometime before 1952. The nearby residential areas had begun to be developed in the early 1940s. Areas to the east had been developed as early as 1894.

A review of historical aerial photographs suggests that the property was in use from sometime before 1959. Although difficult to discern, it appears that the parcel had begun to be cleared during 1959. By 1968, a structure can be seen on the parcel, although it appears considerably smaller than the structure that currently occupies the site. Adjacent properties appear to be residential from 1942 to currently.

A review of historical street directories revealed that the area was not listed until 1972. At that time, the subject property was owned by the Open Door Baptist Church. By 1977, it was listed as the Open Door Baptist Church, Open Door Daycare and Kindergarten, and the Open Door Christian School. In the 1987 directory, we first see it listed as The Salvation Army. Adjacent properties were residential, churches and schools, from the first listing in 1972 to 2020.
