Additional Property Attributes

The subject properties for this study are located at 9201 + 9225 Pocahontas Trail, Williamsburg, Virginia. James City County, a USEPA Assessment Grant recipient, intends to use the results of the Phase I ESA to facilitate the sale and/or redevelopment of the subject properties. According to James City County property records, the subject property is approximately 7.44 acres and currently owned by Walsh & Walch, LLC.

Historical records reviewed covered the years 1907 through 2020.

? A review of historical topographic maps suggests that the property contained one building (residential home) from 1907 to at least 1994, but is currently vacant/undeveloped. The surrounding area was primarily residential and/or undeveloped/agricultural until the 1950s. Areas to the north, south, east, and west became more developed (residential, commercial, and industrial) from the 1950s - 2016.

A review of historical aerial photographs suggests that a structure was built on the property sometime before 1953 and demolished prior to 2004. The area surrounding the property started to grow at a steady pace starting in the 1950s, with multi-family housing being built by the 1990s. Industrial buildings are scattered throughout the area, most notably a large warehouse (Walmart distribution center) was constructed to the east of the subject property by 2004. The immediate area surrounding the subject property to the north and south continues to be undeveloped and/or agricultural land, but development is slowly encroaching upon these parcels.

A review of historical street directories revealed no information concerning industrial or commercial activities on the subject property or immediately adjacent properties. The historical street directories did reveal two properties of interest that are in close proximity to the site, but are not RECs to the subject property.
