Additional Property Attributes

The site is comprised of 317 and 319 Woodlawn Avenue totaling approximately 0.16-acres. The site contains two, contiguous, one-story commercial buildings with an adjoining parking lot. A Limited Environmental Due Diligence Transaction Screen was conducted for the site to identify any potential environmental concerns. The assessment found potential environmental concerns at a western adjoining property site that former housed the Cocoberry Pops/Automotive Repair and Fueling Station. Additionally, five dry cleaners were located within 30-350 feet of the site, and three automotive sites located within 400 feet of the property. The assessment found evidence of potential environmental concerns and recommended further inquiry. A Phase II Limited Subsurface Investigation was conducted in 2022 and provided the following conclusions and recommendations:

The soil analytical results identified VOCs, PAHs, and Lead above laboratory detection limits in soil samples collected during the Phase II LSI. However, the soil analytical results were compared to the Environmental Protection Agency (EPA) Regional Screening Levels (RSLs) dated November 2021 and did not exceed the Residential Soil RSLs and Industrial Soil RSLs. The soil samples collected from SB-01 (6-8') exceeded the Groundwater Risk-based SSLs for PAHs. Temporary groundwater sampling wells were installed at the termination of each boring to attempt collection of groundwater samples. No water was encountered in any of the five (5) wells. Based on the results of this investigation, no further investigation of soil and groundwater is warranted at this time. Soil PAH concentrations detected above the Groundwater Risk-based SSLs in sample SB-01 (6-8') are significantly above the on-site groundwater table that is located at a depth greater than 30 feet below ground surface. No soil VOCs were detected above residential RSLs or at a concentration to present a potential risk of vapor intrusion. The results of the investigation identified soil PAH concentrations that are present and associated with a petroleum release on the neighboring property to the west.
