Additional Property Attributes

The Property is comprised of one parcel of land within the southeast quarter of Section 28, Township 12 North, Range 3 West. Sewer, water, fiberoptic cable, and electric utilities are known to service the Property. The Property is currently comprised of a surface parking lot and an approximately 1,600 square-foot commercial building. The Property is flat, and the vicinity of the Property generally slopes toward the south. The Property elevation is approximately 1,243 feet above mean sea level (MSL). The Property is currently defined as being outside the 500-year floodplain by FEMA. The Property's geology consists of Permian-age sedimentary rocks. Soils at the Property are classified as "Urban Land". No Oklahoma Corporation Commission (OCC) records were found that indicate current or historic underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property. However, historical use of the Property as an auto repair facility indicates that the current or historic presence of USTs or ASTs on the Property is possible. Historical sources indicate the Property was first developed as a residential dwelling sometime before 1904. Sometime between 1955 and 1964, the building presently located on the property was constructed as an auto repair facility. Based on the information listed in the City Directories, the auto repair facility was out of business by 1975, as the Property is listed as a private club in that year. From 1986 through at least 1993, the Property was used as a pharmacy. Based on an interview with the current Property owner, it is assumed that the Property remained vacant from the time it was a pharmacy or medical supplies company until the present.
