Additional Property Attributes

At the time of the reconnaissance, the Property consisted of 0.7 acres of the land primarily developed with an asphalt-paved parking lot. Grass-covered areas were observed along the northern, eastern, and a portion of the southern Property boundaries. Additionally, a locked shipping container was located near the southeastern portion of the Property. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: The potential for unknown or unreported releases associated with the former industrial use of the surrounding area to have migrated onto the Property. We identified no significant data gaps or limiting conditions representing significant data gaps in connection with this ESA.
We designed the original scope and prepared the Sampling and Analysis Plan for this Phase II ESA to further evaluate the RECs identified during the Phase I ESA and to help determine the following: If contamination associated with the RECs identified in the Phase I ESA is present and if contamination is present, evaluate whether current environmental conditions warrant remediation. Based on the future intended use of the Property for mixed-use commercial and multi-family residential purposes, concentrations of chemicals of concern above IDEM RCG Commercial/Industrial Direct Contact Screening Levels should be appropriately mitigated.
