Additional Property Attributes

The Dell Call Center was built on top of a former Construction and Demolition Landfill, which also accepted some trash. A HVAC/positive pressure system was installed to keep methane from entering the building. $35 million is the correct number for direct site investments as that is the value of the two existing Dell site buildings which would include the 23.3 of private investment plus the 11.7 million in City provided funds for direct improvements on the Dell site. This information came from the BROWNFIELDRENEWAL.COM and the Greater OK City Chamber of Commerce. The City saw the Dell facility as an important, public policy decision and provided leadership in putting the deal together. The City provided $5.5 million in job creation incentives, funded by a forgivable section 108 loan. The City also provided up to $11.7 million in infrastructure improvements, such as water, sewer and street upgrades, funded by a new Tax Increment Financing District. The City handled major compacting and remediation on the site, a former landfill. One year from the opening of the new facility in Oklahoma City, Dell will be eligible for job creation grants of $1,000 per employee based upon the average number of full-time employees employed during the previous year, not to exceed $5.5 million. $40M direct capital investment (three 120,000sf buildings) (two existing buildings are valued at $35 M, plus $4.8 M of personal equipment investments)
